We're a Canadian modular construction company that builds tiny houses, mini homes, portable bathrooms, and specialty containers in our Cambridge, Ontario facility in southwestern Ontario. Our work goes onto trucks and ends up on properties from Vancouver Island to PEI.

The short version

TinyHousesCanada.com is operated by bKrazy inc., a manufacturing company based in Cambridge, Ontario. We design, build, and ship modular structures — primarily tiny houses and mini homes — to clients across Canada. Our French-language sister site, maisonconteneur.com, serves the Canadian francophone market under the same operation.

The factory sits on five acres in the Cambridge industrial sector. Inside, we run two production lines — one for residential builds (tiny houses, mini homes) and one for sanitation and specialty units. Each unit is built to spec, finished, inspected, and signed off before it ships.

What we actually do

The core technology is straightforward: we take container-derived structural steel envelopes, insulate them with closed-cell spray polyurethane foam, and finish the interior with the same craftsmanship you'd find in a custom home build. The structural shell carries a 10-year warranty. The interior — appliances, plumbing, finishes — is warranted by the original equipment manufacturers.

We work with seventeen production models that cover most use cases — from 40-foot tiny houses for full-time living, to compact 20-foot mini homes for Airbnb or worker housing, to portable bathroom containers and specialty units like pools and mobile clinics. When a client needs something we don't offer off the shelf — custom interior finishes, alternative floor plans, off-grid power systems — we estimate and quote separately. Most projects fit one of the standard configurations.

Why this exists

Conventional construction in Canada has gotten expensive and slow. A modest cabin on rural land used to take a contractor a season and a reasonable budget. Today it takes two years, navigating labour shortages and permit queues, with cost overruns at every stage. We saw that and built a factory-based alternative — same building code, much shorter timeline, predictable price.

Our typical client is somewhere on the spectrum between "I want a cottage I can afford" and "my campground needs cabins by July." Both situations are solved by the same answer: a unit that arrives finished and gets set on a foundation in a single day.

Where we ship

Anywhere in Canada that has a road. We've delivered as far west as Vancouver Island, as far east as Newfoundland, and into the territories with seasonal lead-time adjustments. Transport itself is the client's responsibility — costs vary significantly by destination and unit type. We help coordinate the carrier, but the carrier invoices you directly so there's no markup on transport.
